TERMS & CONDITIONS
These terms and conditions apply to all accommodation made available by The Buckland Studios.
By making a reservation for accommodation, guests warrant they have read these terms and conditions and agree to be bound by them subject to changes as are notified to them.
PLEASE NOTE THERE IS NO WI-FI IN THE STUDIOS. Each studio does come equipped with a brand new smart TV complete with screen sharing. This means you can watch your choice of shows from your mobile device. Please prepare and download any movies (to your device) prior to arrival. Telstra and Optus provide great mobile service. Alternatively, there’s plenty of sights to explore around the area, giving you some tech free time to unplug and soak in the serenity.
Number of Guests per Studio
Studios 1 to 4 are identical in lay-out (with the exception of the bathrooms) and accommodate two people each. Studio 5 is about 20 sqm larger than the other studios, and features a separate king size bedroom, shower and separate bath tub in the bathroom, and a full kitchen. It also accommodates two people.
N.B. WE DO NOT ALLOW FRIENDS OF GUESTS TO ATTEND OUR PROPERTY. THE STUDIOS ARE FOR OUR GUESTS ONLY. Thank you for your understanding.
We also DO NOT allow group bookings, please enquire with us if you would like to book the entire estate.
Children
Pets
Guide dogs are always welcome- please advise us if you are bringing a guide dog. Unfortunately, pets are not allowed.
Being a child-free and pet-free property allows us to provide a peaceful and luxurious stay to each of our guests.
This is a strict policy, meaning if it is brought to our attention that children / pets are brought to the property, we will be required to ask you to vacate, there will also be a cleaning fee.
We appreciate your understanding and adherence to this policy.
WI-FI
Deposits & Full Payments
A deposit of 50% of the total booking amount is to be paid within 24hrs to secure a booking (specials or last minute bookings may require full payment at time of booking). We accept Visa, MasterCard and direct deposit.
Full payment is due 2 weeks prior to arrival date.
Cancellation & Refunds
The deposit is refundable, less $50.00 administration levy (or 5% of total booking value for bookings exceeding $1000 in value) – when cancellation occurs more than 2 weeks prior to arrival date. If cancellation occurs less than 2 weeks before the confirmed arrival date, we will endeavour to rebook the accommodation.
If the booking can be re-sold to its full original value, full payment/deposit will be refunded less $50.00 administration levy (or 5% of total booking value for bookings exceeding $1000 in value) . If re-booking is unsuccessful (fully or partially), there will be no refund.
WE HIGHLY RECOMMEND YOU OBTAIN TRAVEL INSURANCE FOR ANY UNFORESEEN CIRCUMSTANCES WHERE YOU MAY HAVE TO CANCEL A BOOKING.
Transfers can only be made to available times and to the value of the original booking and are at the discretion of the owners. Any increase in tariffs must be covered by the guests.
Special offers or packages may not be transferable to a later booking date, but deposits paid can be used towards a future booking.
If you no-show for your booking the booking is forfeited. If a gift certificate was used to pay for the booking fully or partially, the gift certificate will be made void and your credit card charged with any balances owed.
Fire Policy
If you cancel your booking because of an Extreme or Code Red CFA fire danger rating for the Buckland Valley, your deposit is refundable, less $50 administration levy.
If you leave The Buckland because of an Extreme or Code Red CFA fire danger rating for the Buckland Valley, you will not be charged for the accommodation booked, but unused.
Minimum Night Bookings
We are a 2-night minimum business – we are unable to offer 1-night stays.
We have a 4-night minimum over the Easter, Christmas and New Year period – (23rd of December to around the 7th of January, depending on the year.)
4-night minimum over Audax event in January.
3-night minimum over the Melbourne Cup Weekend – (The weekend closest to and including the first Tuesday in November).
And, there is a 3-night minimum for any long weekends.
Reservations of Particular Studios
We endeavour to, at all times, comply with requests/on-line bookings for a particular studio. However, we reserve the right to re-assign bookings to another studio/studios if required by our overall booking situation.
Changing Studios
Group Bookings
Group bookings of the entire estate MUST be approved by us prior to a booking- please call 0455 293 551.
We cannot accommodate partial group bookings of studios (e.g. booking 2 out of the 5 studios)
Strictly no group gatherings in any of the accommodation units, absolutely no noise after 10pm
No moving of furniture and/or glasses/crockery between the accommodation units
No parking of more than two cars per unit and no driving/parking on any grassy areas.
Extra Charge
We will always look to be reasonable but we reserve the right to charge your credit card after your stay under the following circumstances:
By making a booking with us we reserve the right to store your credit card details via Stripe.
Damage to any property exceeding $50
Extra cleaning at $50 per hour if furniture has been moved and not replaced, dishwasher/dishes not clean, dry and replaced, soft furnishings have been stained and need steam cleaning or the accommodation is generally not in the state you found it in.
Any linen or appliances/technology/property damaged.
Check In & Check Out Times
Check in Time is from 3:00pm (15:00 hours)
Check out Time is before 11:00am (11:00 hours)

Noise Related to Agricultural Activities
The Buckland Studios is a working farm set on 40 acres of pasture. We are sharing our delightful property with you. We are also surrounded by other working farms and vineyards.
Farming equipment like tractors, mowers, scare guns, harvest machinery, etc. may at times cause considerable noise, in particular during harvest time (usually from about mid February to early April).
Our studios are well insulated and double glazed and most farming activities are limited to day time hours.
However, we wish to advise our guests that we don’t have any control over noise generated from farming activities outside our property and are therefore unable to accept responsibility in any form. To avoid disappointment, please take this into consideration when making a booking.
Deposits & Cancellations of Massage Bookings
The time for your experience has been exclusively reserved for you. Full payment in advance is required for all treatments.
If your plans change, or you are unwell, we request at least 48 hours notice to cancel or change your appointment (if possible).
Regrettably without 48 hours due notice, the value of any deposits or gift vouchers used when booking will be applied up to the full charge of your reserved treatment.
Gift Voucher Policy
All gift vouchers purchased after November 2019 have a 3 year expiry date. If a studio is booked for the voucher within the 12 months of date of purchase- the studio rate is guaranteed for 12 months.
After the 12 months anniversary, the remaining 2 years until expiry will be the original purchase price of the voucher, any difference in the cost of your booking will be required to be paid by the guest.
The voucher cannot be redeemed or replaced after its expiry date- no exceptions. Gift vouchers are non refundable, cannot be exchanged for cash or used to purchase another gift voucher.
Special Conditions - Pandemic
For an unknown period the conditions below may override some standard terms & conditions. All other standard terms & conditions will apply.
The Buckland will follow all government or council initiated restrictions applying to the Alpine Shire.
If travel is officially restricted during the time of your booking, The Buckland agrees to offer a full fee-free credit that won’t expire, or a future date change to apply at the same property as the current booking. Refunds will also be on offer if a suitable date to postpone to cannot be found. This policy will apply within the 7 days leading to a booking or to the declared end date of government mandated restrictions, cancellations further out than 7 days or beyond declared dates will incur normal cancellation policies.
Bookings made via 3rd party websites with held payments (AirBnB, Stayz) will incur the cancellation policy of the website booked, or we will assist with facilitating changes as per terms via those sites.
